Before finalizing a home purchase, a home inspection has become a common step before purchasing. Ensuring your electrical is safe and up to code is an important step in making sure you are buying into the right property. If there is electrical issues that you are unaware of, this can cause damage and unexpected cost down the road.
Our home inspector will do a visual inspection of your electrical throughout the home of the following areas:
- Electrical Panel- The inspector will look to see if there is any damage or corrosion on the panel. They will also look to see if the panel has the right fuses and that is works.
- GCFI Outlets- The inspector will look to see these are placed in the correct areas including the kitchen,
bathroom, garage and basements. These are necessary because they protect from water getting in and causing an electrical shortage. - Electrical Outlets- The inspector will check all outlets and see if they are installed correctly and see if they are warm to the touch.
- Switches- The inspector will all light switches to ensure they are working and are not shorting out.
Our inspector will also offer the use of a FLIR Thermal Imaging to look in the walls at the wiring to detect if there is any hot wire that we are not able to see with the visible eye.
Our inspector will also provide our customers a complete detailed report with pictured of their findings and will be available to the customer 24 hours after the inspection.
