You should have your roof inspected if you are buying your home or are worried about the current condition of your roof. By doing this, our inspectors can spot damage and discover flaws that may have occurred in workmanship. Our certified inspectors will conduct a visual inspection of your roof and look for these common issues and damages:

  1. Look for shingles that are buckling, curling or blistering; this indicates the end of the shingles’ life expectancy
  2. Spot any loose material or wear around chimneys, pipes and other penetrations
  3. Identify excessive amounts of shingle granules in your gutters; granules give shingles added weight and protect them from ultraviolet rays
  4. Check for soft spots on the roof, this may indicated damaged plywood that needs replacing
  5. An examination of the overall appearance of the roof, including the interior to determine if there’s surface deterioration or physical damage
  6. Look for evidence of ceiling cracks and leaks inside your home
  7. Access the condition of fascia, gutters and drains, skylights, chimneys and roof vents
  8. Look for curled, broken or missing shingles
  9. Look for areas where water may collect, like roof valleys
  10. Look for damaged or missing flashing points

Our home inspector will provide our customers with a thorough and detailed report of their findings, along with pictures to better understand their findings. The report will be available to the customer in 24 hours after the inspection.
