Garages are one of the most heavily used spaces within a home, yet many garages do not receive the TLC they need and deserve. Fortunately, garages are low maintenance, but they are not maintenance free. If you are buying a home with a garage or worried about the current condition of your garage, you will want to get a thorough inspection of the building. A damaged garage is a safety risk to your family and could be decreasing your home’s value.
Our home inspector will inspect the following components of the garage:
- Garage Floor- The inspector will look for cracking in the flooring. Small cracks are not worrisome until they become larger then one-fourth of an inch.
- Walls and Foundation- The inspector will look for discoloration, mold, cracks and moisture in both the walls and foundation.
- Garage Door- The inspector will look at the springs, seals and the function of the door itself.
- Gutters and Interior Doors- The inspector will check the garages rain gutters to make sure they are not clogged or damaged and check the function of the interior doors and to see if they are sealing properly when they close.
- Pests- The inspector will check damp, cool, dark spaces, especially at ground level, and look for any pests or signs of their damage.
- Electrical- The inspector will check all light fixtures, outlets and switches.
- Roof- The inspector will look for leaks, damage to shingles and vents and the overall condition of the roof.
Your garage will be conducted and completed just like a home would be. Our inspector will create a report with their findings with pictures and be available to the customer in 24 hours of the inspection.
